All works of improvement within the Community including without limitation landscaping, residences, buildings, fences, walls, obstructions, balconies, screens, patio covers, awnings, sheds, or other structures of any kind, shall be commenced, located, erected, painted, or maintained only with the written approval of the Architectural Control Committee.

To maintain a quality appearance and living environment for the residents of Canyon Pines, all homeowners in the Canyon Pines Community are subject to many requirements related to the use and exterior appearance of their property. By purchasing a property in Canyon Pines, each homeowner accepted responsibility for complying with all of those requirements.

Unfortunately, most denials are due, at least in part, to the homeowner not making a reasonable effort in preparing the application. Additional effort in preparing the application greatly enhances the likelihood of obtaining an approval and significantly reduces the workload of the volunteer committee members.
The Architectural Control Committee is appointed by the Board and consists of three members. The Committee has the responsibility for reviewing all proposed changes to improvements within the community including:
The Committee’s review includes compliance of the proposed changes the Association’s Governing Documents.
Changes. Without the prior approval of the Committee, no exterior addition or change may be made to any improvement (including without limitation):
In addition, some interior changes—such as converting garage space for a use other than the parking of vehicles—also require prior approval from the Committee.
Paint. Prior to painting a home or any other improvement, a homeowner must obtain approval from the Committee. The application must include manufacturer’s samples of the specific colors and shades for each area of the house (body of house, trim, garage door, front door, etc.). Failure to obtain prior approval may result in the Board requiring the homeowner to repaint the home. A homeowner may repaint a home with its existing colors and finishes as long as the existing colors and finishes are the home’s original builder color and finish, or a color and finish previously approved by the Committee.
Each application should include the Architectural Review Application form describing the nature of the proposed work. The form should be accompanied by drawings, plans, and specifications including:
So that the Committee’s decisions are adequately documented for future reference, the Committee relies on the content of the application in making its decision. Therefore, the more detailed the application, the less the decision will be delayed by a request from the Committee for additional information.
Application forms and supporting documents may be submitted on paper (via mail or dropped off at the Property Manager’s office), or via email. Physical paint and other color samples must be submitted. Pictures of such samples are not acceptable due to significant differences in how the colors appear on various electronic displays.
